A wooded Iowa setting creates the backdrop for Crossing Commons, a 62,000 sq. ft. senior living community. The innovative two-level design capitalizes on panoramic views that inspired material selections, forming a home-like environment with hospitality experiences for residents that encourage independence, choice and intergenerational contact.

Effectively balancing critical client objectives.

To achieve many of the client’s objectives for this new facility, the design team focused on the effective balance of many aspects; grand scale with an intimate feel, appeal for residents as well as their families, and effective use of space while respecting the tree lines and topography.
The facility is purposely crafted to nestle into the surroundings. The design maximizes daylighting, creates stunning views with easy access to the outdoors, and places the community spaces at the heart of the campus. The use of form and exterior materials distinguishes the main entrance, while giving each unit an identified home and feeling of place. Connected gathering spaces are designed to encourage lifelong learning and participation in activities, as well as encourage the critical presence of children, grandchildren and other guests.

The landscaped outdoor area promotes physical activity, socializing and entertaining. The project design, coupled with the natural landscape and topography, encourages the use of the outdoor dining, intimate seating, patios, gardens and walking paths within the surrounding untamed landscape.
