Amy Wienands Real Estate Office

Waterloo, IA

The simple and sophisticated design for this new office building created a highly-branded space for Amy Wienands Real Estate, along with space for five tenants. Strongly rooted in culture and brand, the client wanted to break with the traditions found in the real estate industry.

Early collaboration efforts between INVISION and ownership included 3D modeling as well as virtual tours and walkthroughs to visualize the space. The contemporary, mixed-material exterior features a sloping roof line and large vertical expanses of glass, creating distinction and bringing in natural light. For the real estate office, the design team created a unique space that caters to both employees and visitors.

A grand, two-story entrance and the use of glass in select locations create an open environment with spaces for collaboration, privacy, quiet working, and recreation. Creative and flexible staff workspaces provide options for both collective and individually-focused work. Unconventional materials like a metal chain curtain divide the space and provide screening without interrupting the flow of the office. The large deck, upper mezzanine space, fireplaces, full kitchen, and children’s area all add to the unique fell of this real estate office.

The client wanted nothing traditionally found in the real estate industry — in design or amenities. It was a great opportunity for the team to create a unique space that catered to the client’s distinct vision and focused on giving employees and visitors a positive and inspiring environment.
