One Park Place transformed a 19-story landmark office building into 108 luxury residences, adapting an important example of Mies van der Rohe-inspired architecture for a new generation of use. Custom-designed residences incorporate contemporary amenities and expansive downtown views while respecting the building’s original architectural character.
The transformation required significant improvements to the existing building, including a new roof, updated exterior window systems, overhang flashing, panel repairs, and HVAC and electrical system upgrades. The project also included elevator modernization and the abatement of lead paint and asbestos, carefully balancing the technical demands of an aging high-rise with the preservation of its defining architectural features.
Our team also led efforts to have the building listed on the National Register of Historic Places, formally recognizing its architectural and historic significance while supporting its continued use as a residential landmark.
